6 questions to ask when choosing the right office space

Do you want to create an office space that could work for you in years to come?

The first step in looking for a commercial office space is to determine the size of the space that will suit your business needs. You don’t want to be paying for an office space that is too big and is underutilised most of the time. However, you also need to select a space that will accommodate all your employees. We have selected six key questions that you should consider before choosing an office space/location:

1. Is there room for my company to grow?

When selecting a building, make sure that there is enough space that allows for growth within your company. If you cannot afford a bigger building, then consider negotiating a shorter lease term with the landlord, so that you are not forced to stay in that building should your employee base increase.

2. Is the office space in the right location?

Check that your potential new office is convenient for the majority of your clients and employees. As transport costs continue to rise, employees may be more reluctant to travel further, and could consider seeking employment elsewhere. Consider being near to public transport, as well as places to eat at, shops, crèches and gyms, that are easily accessible for employees and visitors.

3. Are there enough parking bays?

It is important to take into account the number of parking bays that are available for staff and visitors. If you are planning for potential growth, take this into consideration before choosing an office space. You don’t want your employees or visitors fighting for a parking bay.

4. Can some of your employees work from home?

The increase in employee mobility is affecting the design and allocation of space in buildings. More employees are starting to work remotely. Some companies may have desks in the office that are unoccupied at certain times during the day. To use both space and their facilities budgets more efficiently, more organisations expect employees to share desks or workstations.

5. Are there any hidden costs?

A commercial property lease should be transparent and identify the responsibilities of both parties, as well as specific leasing terms. However, sometimes not every cost is covered upfront. If you’re worried about hidden office space costs, here are some of the most common hidden costs that you can look out for: air-conditioning, water, electricity, telephone and internet connection, and liability insurance to name a few. Read carefully before signing any long-term lease agreements.
